A newly proposed retail project in Roseville would have a different kind of anchor tenant than most shopping centers.
Plans for 2891 N. Hayden Parkway show a daycare center and attached playground would take up the largest space of the center, at 22,500 square feet combined.
The available portion of the application doesn't list the project's proponent. The property itself, about 5.5 acres, is owned by Global Investors Development Inc. with an address in Roseville. Messages left with people affiliated with Global Investors weren't returned.
Plans show the daycare and playground would occupy the southern portion of the project site. On the northern side, along Holt Parkway, plans show three retail buildings of 6,000 square feet each, with up to five tenants each.
The eastern side of the project along North Hayden Parkway would have a single restaurant with a drive-thru of 3,000 square feet. No tenants are shown for any of the buildings, which total 31,400 square feet, not including the playground.
Nearly 200 parking spaces, nine of them for electric vehicle charging, would be in the center of the project.
Called Hayden Retail Center in the application, the project is in Roseville's fast-growing western area. Though there are hundreds of homes in the immediate surroundings and more planned to the west, the area appears to have relatively little retail at the moment.
HRGA is the project architect. Global Investors Development bought the site in late 2025 for $2 million, records show.
