Live Music Venue, Del Paso Blvd

HRGA has submitted the entitlement package to the City. The project converts approximately 13,500 SF of the existing ground floor and adds 4,400 SF of mezzanine space to create a fully functional music venue. The Music Venue project was recently featured in the Sacramento Business Journal.

An Old North Sacramento warehouse building that once housed high-end furniture would become a live music venue, under a new application with the city.


The building at 1113 Del Paso Blvd. would undergo adaptive reuse for the project, according to details on the city's Agency Counter website. The full application was not available Monday.

According to the filing, an adjacent vacant lot would be converted into parking for tour buses.

Built in 1989, the 17,748-square-foot building at 1113 Del Paso does not appear to have any current tenants. The building's exterior, facing Del Paso, still has lettering for Limn, an upscale furniture store that had its showroom on Arden Way nearby.


Records show 1113 Del Paso is owned by Anoz LLC, with an address in El Dorado Hills. A man who answered a phone number listed on commercial real estate information website Reonomy as associated with the ownership referred the Business Journal to another number, where a man who answered said the plan for 1113 Del Paso is a 2,500-person venue with several bars and a VIP mezzanine, set to open as soon as spring 2027. He would not give his name.

Anoz LLC bought the building in September 2025 for $2.1 million, records show. The property is in an opportunity zone, which is a federally designated area where investors who significantly upgrade a property get advantages in paying capital gains taxes.

The current owner bought the property from an entity whose name, UHW-OZ Fund LLC, may indicate it was originally bought to take advantage of the opportunity zone status. City records, however, don't show any sizable changes to the building between when UHW-OZ Fund LLC bought 1113 Del Paso in 2021 for $2 million and then sold it for slightly more last year.

There are various permits for remodeling the building over that period, some exercised and some withdrawn or expired. The most recent permit, issued in February 2026, is for interior demolition at 1113 Del Paso.
