The project is an eight-story mixed-use development located at the northwest corner of 21st and K Street. The building is a type IA and IIIA construction and is comprised of two hundred and ninety (296) units consisting of four live-work units, 229 studios, 50 one-bedrooms, 13 two bedrooms.

 

The building has 7,525 sqft of retail space along the K Street side, activating a currently blighted and underserved corridor. There are 162 parking spaces on one level of below-grade parking, at-grade parking, and on 2nd level of parking.

The massing and design language marks the building as contemporary while referencing the existing surrounding context. The design emphasis is at the pedestrian level with transparent retail at the corner and a residential lobby on the street to increase the vitality and energy to the street. The building's upper portions are broken into visually distinctive forms to the existing building scales around them. The proposed exterior materials include, concrete with an aluminum storefront on the ground level, and a combination of smooth stucco, cement board, and vinyl window on the upper levels.
