The project proposes a seven-story, market-rate apartment development located at 905 & 925 S Street. The building has two levels of type IA (concrete podium) with five levels of IIIA wood construction above. Residential units are proposed on 7 floors, totaling 225 units. The apartment units consist of 44 studios, 90 one-bedrooms, 50 one-bedroom with dens, and 41 two-bedrooms.

 

The building has 6,400 sqft of retail space at the corner of 10th and S Street and wraps around the ground floor of 10th Street. The ground floor also features the residential lobby and lounge. The 14 units on the street level are tucked in from the street to allow a private patio and landscaping. The project proposes 111 parking spaces accessing from the alley, the additional parking is located on the second floor.

The massing and design language is referenced to the R-Street corridor's surrounding historical context and industrial characteristics. The design carefully addresses reducing the scale of the building by articulating the massing in conjunction with the varied materials, the proportion, and the rhythm of the façade. The proposed exterior materials include red brick, concrete, cement board, and cement plaster.

 

The design emphasis is at the pedestrian level with a transparent storefront at the corner of 10th and S Street as well as along 10th street. The residential lobby and residential lounge on S Street on the ground floor also continue the pedestrian activation through the design.

The project is currently Entitlement Phase.
