The proposed five-story, 81,000-square-foot mixed-use apartment is located at the corner of 12th and E Streets in Sacramento. The development features 94 residential units, including Live/Work units on the ground floor, and 15 surface parking spaces.

 

The ground floor includes seven Live/Work units along E Street, set back approximately 8 feet from the property line. Each unit features an entry patio and landscaping, contributing to the activation of E Street at the pedestrian level. Additionally, the ground floor houses a residential lobby and fitness room along 12th Street. Fifteen parking stalls are proposed at grade, accessible via the alley, along with secured indoor bicycle parking with access from both the residential lobby and the alley.

 

The design incorporates articulation in the building massing through the use of varied materials, depth in projections, and thoughtfully designed balconies, which provide outdoor spaces for residents and enhance the architectural expression. Proposed exterior materials include thin brick and cement plaster, creating a visually appealing and durable façade.
