The project proposes a four-story, mixed-use project with market-rate apartments and retail at 1801 & 1811 10th Street. In total, there are 27 apartment units: 3 studios, 15 one-bedrooms, and 9 two-bedrooms. It comprises a single level of type IA construction (concrete podium) topped by three levels of wooden framework.
The building spans 45,640 square feet, with 5,110 square feet designated for retail space at the corner of 10th and R Street, as well as along the ground floor of R Street. The ground floor accommodates the residential lobby, lounge, and an outdoor patio nestled between the Carlaw building.
The architectural style of the building is contemporary, getting inspiration from the Carlaw building and the historical and industrial ambiance of the R-Street corridor. Materials such as brick, corrugated metal panel, glass, metal rod steel canopies echo the area's character. The design aims to reduce the building's scale by articulating the upper mass with various materials, proportions, and facade rhythms. The design intention is to create a cohesive yet contemporary addition to the neighborhood, complementing the Carlaw building.
The R Street corridor is already a thriving living area, boasting shopping amenities, restaurants, bars,
public transportation access, parks, and dog-friendly areas within walking distance. The additional units
aim to enhance the area's walkability and livability, contributing to its ongoing development.
